TERMS AND CONDITIONS
All bookings are subject to these conditions which are deemed to have been accepted in full by the hirer and all persons in the party.
PAYMENT POLICY
Once you reserve a villa, a deposit of 100% of the villa rental rate is due within 24 hours of the booking confirmation. Failure to pay the deposit within this period will result in your booking being cancelled.
FORM OF PAYMENT
All payments prior to your arrival date shall be paid by bank transfer, unless otherwise agreed. Bank account details will be provided once the booking request has been confirmed.
Damage deposit shall be paid locally in cash.
When arranging payment from an international bank account, please contact us as we can provide local bank accounts in Europe, Australia and North America.
CANCELLATION POLICY
By guest - Any cancellation by the guest must be notified in writing to the owner. The following charges will apply:
* ## More than 14 days - no charge (full refund of rental rate)
* ## 14 days or less - 100% of rental rate
By owner - If through circumstances beyond the owner’s control it is necessary to cancel the rental agreement, the owner will refund any monies paid by the guest, without interest or further compensation.
SECURITY DEPOSIT
Security deposit of 5,000,000 VND will be charged on arrival day to cover any breakage or damage whilst staying in the villa. The security deposit will be returned to the client on leaving the villa, provided there are no damages, missing items, no additional cleaning for villas left abnormally dirty and no other outstanding charges. In case of any breakages for which the costs cannot be determined immediately and exactly, delays up to four weeks may be caused.
WHAT IS INCLUDED
The villa rental includes initial cleaning and setup, water, electricity, Wi-Fi,
air conditioning, maintenance of swimming pool and garden.
A mid-week cleaning is included for clients staying at the villa for more than one week.
Any defects or deficiencies must be reported within 24 hours of client’s arrival. After this time it will be assumed that everything is in order.
All villas are fully furnished. Rearranging the furniture or removing any items from the villa is strictly prohibited.
OCCUPANCY
The Villa is rented for 2 adults.
Only persons registered on arrival day may occupy the villa.
Under no circumstances may more than 2 persons occupy the villa. Should a group misrepresent themselves, they will be required to vacate the villa without refund.
ARRIVAL/DEPARTURE
Reservations are for a minimum of 2 nights (other than by prior arrangement). The villa is available after 15:00 (local time) on the day of arrival and must be vacated by 12 noon on the day of departure, unless otherwise agreed in writing.
We need to know guest’s arrival information (arrival time, departure time, airline, flight number) at least one day prior to his/her arrival.
Check in is possible till 23:00 (local time). If you require a check-in later than 23:00 please check with us prior to booking.
KEYS AND LOCAL CONTACT NUMBERS
Oryza staff will to meet the client in front of the villa with keys, and can assist for your stay in Hoi An.
CLIENTS RESPONSIBILITIES
Guest must keep the house and all furniture, facilities and equipment in the same state of repair and condition as at the start of their stay.
Guests are responsible for all damage or loss which occurs to the property or its contents during their occupation and will be responsible for paying appropriate compensation to the owner in case of any damage.
SECURITY
Guests are responsible for the security of their villa during occupancy. Guests must keep all windows and doors locked securely at all times when not on the premises. There is a 300,000VND charge for each set of lost keys.
TRAVEL DOCUMENTS
A photograph of each guests Passport and visa or national ID card (Vietnamese residents only) must be provided to Oryza staff prior to arrival. This is necessary for registration of guests which is required by law.
RIGHTS OF ACCESS
The owner of the villa and/or Oryza staff shall be allowed free access to the house at any reasonable time during the holiday occupancy for the purpose of linen changes, inspection of the property, maintenance or in case of emergencies, e. g. failure of any facilities
SWIMMING POOL AREA
Use of the swimming pool is at the guest’s own risk. Clients are specifically advised not to allow unsupervised children near the pool.
SMOKING POLICY
Smoking is not permitted anywhere in the house. However, clients may smoke on porch and garden area. Ashtrays are provided for clients use.
If clients are found to have smoked inside the villa, the full security deposit will be forfeited to cover the costs of cleaning the Air Conditioning System and fumigating furnishings etc. The owner reserves the right to pursue the lead client for any additional charges as a result of having to relocate future clients whilst the villa is being cleaned and fumigated.
PETS
Pets of any kind are NOT allowed in or on the villa’s premises. A pet, or evidence of a pet, found on premises will cause immediate eviction, and the client’s rent and deposit will be forfeited to cover the costs of professional cleaning the carpets and furnishings etc.
LAW AND JURISDICTION
This agreement between the owner and clients shall be subject to the jurisdiction of the Courts of Vietnam.
